Ju-On: The Grudge

No plot to speak of. The film is a set of overlapping vignettes, out of order, each following a different person into the same house, and each ending the same way.

Whether that is a weakness or the reason it works is the argument about it. There is no protagonist to survive, no rule to discover, no way to bargain. The curse attaches to a place, spreads to anybody who enters, and follows them out.

Takashi Shimizu had already made two direct-to-video versions of this story and would go on to make the American remake, so this is the third of at least five attempts at the same material and the most confident.

The stairwell, the futon and the security-camera shots are what people remember. The under-the-duvet scene is the best jump in the whole J-horror cycle and there is no music on it.
